What does chimney repair fix, and what drives the price?

Chimney repair in Santa Fe fixes your chimney's masonry and the parts that keep water off it. That mainly means the crown, the concrete top that works as a roof over the brick, and the flashing, the metal that seals the spot where the chimney comes through your roof. Done right, it stops the leaks and crumbling that wear a chimney out early.

Most people call because of a water stain on the ceiling near the chimney, bits of mortar or brick on the roof, or cracks they can see in the crown. The price mostly comes down to whether the crown can be coated or has to be replaced, how much flashing needs redoing, how much brick and mortar below it has gone bad and how hard the chimney is to reach. The schedule turns mostly on what permits or historic review your address needs. The state counts flashing as roofing work when it's done as part of a roofing job, so if a new roof is going on, the roofer may handle it then, and otherwise we do it along with the rest of the chimney. I'll give you your own figure in writing after I've looked at the chimney in person.

What our chimney repair covers

I start at the top, because that's where most chimney trouble begins. I check the crown and the flashing on any chimney we work on. If the crown is still solid, we coat it, and if it's breaking apart, we tear it off and build a new one. Then we redo any flashing that's letting water in and work down the stack, fixing the brick and mortar the water has already gotten to. We clean up the roof and the ground before we leave. Fixing the top first means the repairs below it aren't up against the same leak next year.

A chimney with trouble up top often has damage lower down too. When the joints have worn deep, we do tuckpointing, raking out the old mortar and packing in new. When bricks have cracked or flaked, our brick repair swaps them out so the stack stays solid.

Chimney work, permits and historic review in Santa Fe

The city's Land Use Department issues building permits for most construction work. Its list names roofing and re-stuccoing but not chimney repair, so that list doesn't settle whether your chimney job needs a permit, and the department is the place to ask. If your house sits in one of the city's historic districts, approval from the Historic Preservation Division has to come before any construction permit. Before we start, I check what the office for your address asks for, whether that's the City of Santa Fe, Santa Fe County, Los Alamos County or the Historic Preservation Division. We file the paperwork, and the work waits until the approvals are in hand.

A lot of our calls come from older homes in the historic districts, and plenty of the chimneys I climb up to never had a real crown, just a thin skim of mortar on top. One industry talk says most masonry chimneys lack a proper crown. We see the same thing on jobs in Eldorado at Santa Fe and Los Alamos, so building a proper crown is often part of the fix.

How chimney repair works

  1. Call or send a message

Call (505) 303-0434 or use the form, and tell us your address, whether it's in a historic district and what you see at the crown or flashing. That tells me what to look for before I come out.

  2. I look at your chimney

I come out myself to check the crown, flashing, brick and mortar, and to take measurements. You get a written estimate that says what I'd fix and why, so you know the price and the plan before you decide.

  3. We handle permits and review

Once you say go, we file for the permits and any historic review your address needs. The work waits until those are in hand, and that's usually what sets the start date.

  4. We repair, then walk it

My crew and I do the work with me on site, from the crown down. When we're done, I walk it with you before we pack up.

Questions before you book chimney repair

How often should my chimney be inspected?

At least once a year, according to the national fire safety standard that chimney professionals follow. The same standard calls for cleaning, maintenance and repairs when the inspection shows they're needed. The inspection looks at whether the chimney is sound, free of deposits and has the right clearances, so ask how each of those looks.

How do I know if my chimney crown needs replacing or just coating?

Coating may work if the crown has some cracking but no missing pieces and the surface and the support under it are still sound. A crown that's broken into pieces or missing big chunks needs replacing. I'll tell you which one yours is once I've been up there.

How much does chimney crown repair cost in Santa Fe?

Across the US, installed chimney cap and crown repair usually costs about $550 to $2,350 per job, and that's a national figure, not our price. Where yours lands depends mostly on whether the crown gets coated or replaced and what the flashing and brick need. For a Santa Fe figure, I'll look at it in person and give you a free written estimate.

What should I do first if my house is in a Santa Fe historic district?

Get the city's historic approval first, because a construction permit can't come before it. The districts are Downtown and Eastside, Don Gaspar Area, Westside Guadalupe, Historic Transition and Historic Review, and division staff can approve many requests for general maintenance or minor changes. How your chimney job gets classed is up to their review, and we file the maintenance and repair paperwork for you.

What causes a chimney to leak around the roof?

Bad flashing is one of the most common causes, and the water it lets in damages both the masonry and the inside of your house. A cracked or missing crown lets water into the brick from the top as well. We find whichever one is letting water in and fix it before touching the brick below.

Can I seal a cracked chimney crown with tar or silicone?

Not if you want it to last, because crack repairs made with tar or silicone sealants fail. Ask any contractor what product they plan to put on your crown before you hire them.

Why Santa Fe homeowners call Sterling Santa Fe Concrete & Masonry for chimney repair

  • I look at every chimney myself

I come out to measure and write every estimate, and I'm on site with my crew while we work. The person who told you the plan is the one watching it get done.

  • Running this business since 2013

I learned masonry on my father's jobs, mixing mortar long before I could drive, and started this business in 2013. That's thirteen years of seeing what water and the wrong mortar do to a chimney.

  • Used to Santa Fe's older homes

Repairing older brick and stone is what we're best known for, and many of our calls come from older homes in the city's historic districts. On an older chimney, matching the mortar and stopping the water matter more than making it look new.

  • Fully licensed and insured

We're fully licensed and insured. Chimney work happens up on your roof, so that's worth knowing before anyone climbs a ladder at your house.

On a chimney, I'd rather stop the water at the top than keep patching brick below it. Call (505) 303-0434 or send us your details and I'll come look at yours.

  • Tuckpointing

If the mortar between your chimney bricks is sandy, recessed or falling out, tuckpointing replaces those worn joints before water gets behind the brick and loosens it.

  • Brick repair

Bricks that have cracked, flaked or lost their faces need replacing one by one, with a match that blends in, so the chimney stays solid and looks right.
