What does masonry restoration involve on an old Santa Fe wall?

Masonry restoration in Santa Fe means finding out what's wearing an old brick, stone or adobe wall down, fixing that, and then repointing, which is raking the worn mortar out of the joints and packing in new mortar so the wall you have stays sound.

You've probably noticed sand on the ground under the wall, joints you can push a key into, or plaster flaking off near the base. What moves the price is how much of the wall needs work, what it's built from, how far the old mortar has gone and whether there's a water problem to fix first, and the schedule turns on the weather and on any historic review your address needs. If it's only a few tired joints on a brick wall, brick pointing may be all you need, and I'll tell you that when I come out to look.

How we handle masonry restoration

I find out what's been wearing the wall down before we restore anything, because on old masonry it's usually more than one thing, often water getting in plus an old patch made with the wrong mortar. If a downspout, a leak or a bad grade is soaking the wall, we fix that first, since new mortar won't hold up against the same water. Then we rake the worn mortar out of the joints, clean them and repoint with a softer mortar matched to your brick or stone, so it lets moisture out and any wear lands in the joints instead of the masonry. Adobe gets a soft mortar and plaster too, not cement, because cement on adobe does more harm than good.

Restoration often sits next to other work. If the job includes an old hearth or a room that needs one, we also do fireplace installation, and where you want a plain wall to match restored stone nearby, stone veneer installation carries that look across without a full rebuild.

Masonry restoration and historic review in Santa Fe

The City of Santa Fe Land Use Department requires a building permit for most construction in the city, and its list names re-stuccoing but not masonry restoration, so I ask the city about your job rather than assume either way. If your house is in one of Santa Fe's five historic districts, the city's Historic Preservation Division has to approve the work before any construction permit is issued, and that starts with an application sent to hpdsubmittal@santafenm.gov. I check what your address needs before we start, we file the paperwork, and the work waits until the approvals are in hand.

We're based in Santa Fe, and a lot of our restoration calls come from older homes here, many in the historic districts, with adobe, old brick or stone that's been patched with hard cement over the years. We see the same mix of old walls and old patches on jobs in Eldorado at Santa Fe and Los Alamos, and we handle them the same way.

How a restoration job goes

  1. Call or send a message

Call (505) 303-0434, use the form or email quotes@santafeconcreteandmasonry.com and tell me a little about the wall. We'll set a time for me to come out.

  2. I look at the wall myself

I come out, measure the wall, look for what's causing the damage and tell you plainly what I'd do and why. You get a written estimate, so you know the scope and the price before you decide anything.

  3. We do the work together

Once you say go and any approvals are in, my crew and I do the job with me on site. Water problems get fixed first, then the joints and any plaster.

  4. We walk the finished wall

When we're done, I walk the wall with you before we pack up. You see every section we worked on and can ask about any of it.

What homeowners ask about masonry restoration

What is the best way to repoint an old brick or adobe wall in Santa Fe?

Use a mortar softer than your brick or stone and softer than the original mortar, and keep cement off unstabilized adobe. Federal preservation guidance says harder mortar can damage masonry as the wall warms and cools, and that repointing mortar should let water pass through as liquid and vapor so it doesn't get trapped, freeze and break the wall up. On adobe, cement is stronger than the bricks and moves differently with temperature, so it speeds up their decay.

How do I take care of adobe walls?

Plan on regular upkeep, because adobe surfaces are fragile and need frequent maintenance. Mud plaster, lime plaster, whitewash and stucco have all been used to protect adobe inside and out, and keeping that coat in good repair keeps water off the bricks. If the plaster is cracking or the base is crumbling, call before the damage reaches the adobe underneath.

When is the best time of year to repoint brick or stone?

Spring or fall, by one national cost guide's advice, when daytime temperatures stay between 40 and 90 degrees for at least 24 to 72 hours. That gives new mortar what the guide calls ideal curing weather, so it's worth booking ahead if you want a spot in those seasons.

What approvals do I need for masonry repair in a Santa Fe historic district?

For maintenance and repair in a historic district, the city asks for its Maintenance and Repair Application, emailed to hpdsubmittal@santafenm.gov. City staff can approve many requests for general maintenance or minor alterations. We file this paperwork for you once you decide to go ahead.

How much does masonry restoration cost in Santa Fe?

I can't give a fair number without seeing the wall, so your figure comes from the written estimate after I've looked at it. Cutting out old hard cement patches takes a lot longer than raking out soft mortar, and repointing a few bad sections now usually costs less than rebuilding part of a wall later. Call or use the form to set up a visit.

What is the difference between tuckpointing and repointing?

Mostly none, since people use pointing, repointing and tuck pointing for the same job of removing worn mortar and packing in new, though tuck pointing is a somewhat inaccurate name for it. On an old wall, which mortar goes in matters far more than what you call the job.

Why Santa Fe homeowners call Sterling Santa Fe Concrete & Masonry for restoration

  • The estimator stays on site

I come out myself to look at the wall and write the estimate, and I'm on site with my crew while the work gets done. The person who decided what your wall needs is the one making sure it's done that way.

  • Trained by my father, open since 2013

I learned masonry mixing mortar and hauling brick on my father's jobs, and I started this business in 2013. That's 13 years of working on older brick and stone, which is what we're best known for.

  • Licensed in New Mexico, fully insured

New Mexico requires a license for anyone who offers construction contracting, issued by the state's Construction Industries Division. We're fully licensed and insured, so that risk isn't sitting with you.

  • Used to adobe and historic homes

Many of our calls come from older homes in Santa Fe's historic districts, where the wrong mortar or a skipped review causes trouble later. We know which mortar those walls need and which approvals to line up first.

On an old wall, what counts is fixing the cause and putting in a mortar the wall can live with. When you're ready, reach us through our contact page or call (505) 303-0434 and I'll come out to look.

  • Fireplace installation

If your restoration includes an old hearth that no longer draws or a room that's missing one, we can build a new fireplace to match your walls.

  • Stone veneer installation

When a plain block or stucco wall sits next to restored stone, veneer can carry the same look across it without the weight of a full stone wall.
